management services.

The computer software used by The Beaumont Co. to generate the
monthly reports was custom written for us by IBM. The hardware is
an IBM AS400/ADV 36 midrange system. Additionally, we can provide reports
using Yardi Software and other custom accounting
formats.

Our monthly reports are sent out the last business day of every
month.

A detailed operating budget and
business plan for your property
can be provided within weeks of assuming the management
responsibilities.

The Beaumont Co. has Errors and Omissions coverage of
$1,000,000.00 and Master Fidelity Bond insurance coverage of
$400,000.00.
The following is a comprehensive discussion of our management

Tenant relations: Excellent tenant relation is the lifeblood of
any income property. Retention of desirable tenants is as critical
as filling vacancies with qualified new tenants. Responses to
tenant's needs are handled expeditiously.

Comprehensive manager training program: Resident
managers and other on-site personnel are provided training,
which includes discussion of fair housing laws, OSHA and safety
issues, marketing of apartments, rent collection, tenant relations, maintenance identification and responsibilities.
Also, a legal
overview of Do's and Don'ts, public relations and many other
facets helps our managers to be as effective as
possible. In many cases the manager is the key to the success of
an apartment building, especially in today's very complex and
burdensome environment.

We do not own or have an interest in any maintenance or other
contract company with which we do business, therefore, there is no
conflict of interest. We do a great deal of business
with many companies, which enables us to pass on the volume discounts to our
clients, saving additional money on the operation of their
properties.
